Option 2 – Preserving character, enhancing architecture
Buying process
Please contact the estate agent or leave your details using the inquiry form. If desired, we can schedule a site visit during which we will provide full details about the current villa. Following this, you will receive an option, and you can indicate whether you wish to exercise it. Upon a positive decision, the purchase agreement will be drawn up and signed. The transfer can then take place at the notary's office at short notice.

You also have the opportunity to engage one of the recommended architects and/or contractors by subsequently entering into an agreement with them. Following this, your chosen architect — and at a later stage, the contractor — will contact you to realise the property completely according to your wishes.
The Construction
The villa will be built by Villa Builder Van der Windt.
Following the agreement in principle, technical detailing, and the permit application, construction will start after approximately 12 months.
The renovation and complete finishing (including a new basement and installations) will take approximately 18 months.
Environmental Plan & Permits
No permits have been granted; it is assumed that the works can be executed permit-free. If necessary, an environmental permit will be applied for regarding specific works.
Yes, the necessary basic investigations have been carried out. Some studies may need to be updated. The municipality can always request additional reports.
Property Design
Remy Meijers Interior Architecture and Barry Broekhuijse Architecture. Established contacts with the OKW Wassenaar are already in place.
Yes, you can adapt the concept to your personal wishes.
No, each design is unique and exclusively created for the plot at Schouwweg 65A Wassenaar.
Yes. In the event of serious interest, we will investigate together with you whether your specific requirements can be realized within the chosen concept. This initial advice is non-binding up to a certain point.
Yes, the interior forms an essential, cohesive whole with the architecture. For the styling (furniture and fabrics), we collaborate with high-end partners.
This trajectory follows the steps starting from an existing concept:
Adjustment: The existing design is adjusted to your specific wishes.
Material choices: Specification of the design and the final materials.
3D development & Permit: Technical development in a 3D computer model and formal application for the environmental permit.
Execution: Development of working drawings and selection of the contractor. Supervision on the construction site takes place via project leaders who monitor costs, planning, and quality.
Sustainability & Comfort
High-quality insulation (facades, roofs, basement) to new-build level. Heat recovery ventilation (WTW) is standard; solar panels and a ground-source or air-source heat pump are optional.
Depending on your final choices, energy label A+++ is achievable (meets at least the BENG requirements).
Garden & Swimming Pond
Completely designed by Studio B Gardens Amsterdam - Peter van den Bos.
The designed swimming pond has a surface area of approx 35 m².
Guidance & Time Investment
If you wish to be closely involved, this will require a number of hours of your time weekly as the process progresses. Alternatively, the architects and project leaders can tightly manage the execution and present only the most important decisions to you.
The architects prefer to engage in discussion with you directly to design or further detail the villa and the design completely based on your personal lifestyle and wishes.
